Welcome to the Early Alpha! The game is fully playable, but we are actively stress-testing the multiplayer servers and balancing the economy. Expect bugs, updates, and sudden bursts of chaos!
Server Note: Our cloud servers go to sleep when inactive. It may take ~30 seconds for the server to wake up when creating your first lobby. Hang tight—it's worth the wait!
🎮 HOW TO PLAY
Host or Join: Create a private lobby and share the 4-letter code with friends, or jump into a public room to challenge the world.
Roll & Buy: Move around the board, snatch up available properties, and avoid the IRS (and Jail).
Trade & Build: Use the dynamic trade menu to secure color monopolies. Once you own a country, build houses and hotels to skyrocket the rent.
Bankrupt the Rest: Drive your rivals into debt. If they can't pay up or mortgage their way out, they are eliminated!

Tycoon Rivals takes the classic property-trading formula and injects it with real-time urgency. Say goodbye to three-hour stalemates and waiting for slow players to take their turn. Built for the modern web, our authoritative server clock keeps the action moving—if a player falls asleep at the keyboard, the server automatically rolls for them or skips their turn!
From the busy terminals of Mumbai Airport to the elite skyscrapers of New York, every tile on the board is a battlefield. Will you play it safe and collect utilities, or risk it all to build a hotel empire? It’s ruthless, it’s fast, and it’s built to ruin friendships in the best way possible.

We love classic board games but hated the clunky, slow digital ports that currently exist. So, we built our own using modern web tech and incredibly smooth UI animations.
